Here’s the top advice I’d share with a seller before listing their property:

In Muskoka’s current environment, overpricing can doom a listing amid abundant choices and discerning buyers focused on value. Rely on a detailed comparative market analysis (CMA) incorporating recent comparable sales from similar waterfront or non-waterfront properties, local trends like the dip in waterfront medians or modest non-waterfront appreciation in some specific areas. Avoid basing asking prices on previous high markets; (ie: Covid era) aim competitively to spark early interest, as stale properties often relist lower and sell lower than asking price.
